Buying property in Thailand is a major decision, especially when you are purchasing from abroad or working within a limited viewing schedule. A well-presented villa, house or condo can still contain visible defects, moisture problems, drainage weaknesses, unfinished work or maintenance risks that are difficult to identify during a standard sales visit. Our Pre-Purchase Property Inspection is designed for international buyers, expatriates and investors who want an independent technical assessment before paying a deposit, signing a purchase agreement or completing handover. WHAT THE INSPECTION COVERS The scope is adapted to the property type, size, age, accessibility and purchase stage. Depending on the property, the inspection may include: • Visible building condition and general workmanship • Cracks, movement indicators and previous repairs • Moisture, staining, mould and possible water infiltration • Roofs, roof terraces and visible waterproofing details where safely accessible • External drainage, rainwater management and site levels • Walls, ceilings, floors, doors, windows and finishes • Bathrooms, kitchens and accessible plumbing components • Accessible electrical panels, sockets and visible wiring concerns • Air-conditioning units and condensate drainage • Swimming pools, decks and accessible plant rooms • Retaining walls, external stairs, driveways and boundary structures • Incomplete work and handover defects in new or recently completed properties WHY THIS MATTERS IN THAILAND Tropical rainfall, high humidity, strong sunlight, coastal air and hillside construction can place additional pressure on buildings. In Koh Samui, Phuket and other island locations, drainage, corrosion, waterproofing, pools and retaining structures often deserve particular attention. In Bangkok condos, bathrooms, windows, balconies, air-conditioning and finishes are common inspection priorities. WHAT YOU RECEIVE You receive a clear photo-based report explaining the visible findings in practical English. Observations are organised so you can distinguish routine maintenance from repair priorities and points that may require further specialist investigation. The report can support discussions with the seller, developer, agent or contractor and help you plan future costs more realistically. The inspection is visual and non-destructive. It does not include structural calculations, laboratory testing or confirmation of concealed systems. Where significant warning signs are identified, the report recommends the appropriate next step or specialist. TECHNICAL AND LEGAL DUE DILIGENCE This service focuses on the visible technical condition of the property. It does not verify title deeds, ownership structures, contracts, land rights, permits or legal obligations. These matters should be reviewed separately by a qualified Thai lawyer. International buyers are best protected when technical and legal due diligence are carried out as complementary processes.
