The service is visual and non-destructive unless a different scope is expressly agreed. It does not provide legal advice, determine contractual liability, verify title documents or replace a court-appointed expert, structural engineer or other regulated specialist. Where the matter may lead to formal legal proceedings, the client should consult a qualified Thai lawyer to confirm the required type of evidence and procedure before commissioning the inspection. THAILAND-SPECIFIC CONDITIONS Heavy rain, high humidity, coastal air and hillside sites can contribute to recurring moisture, corrosion, drainage and retaining-wall concerns. These conditions are considered when reviewing villas, houses and condos in Thailand, while avoiding conclusions that cannot be supported by the visible evidence.
