Buying a Condo in Bangkok: Technical Checks Before Signing or Handover

Bangkok condos can be attractive to international buyers because they offer central locations, managed buildings and modern facilities. The individual unit still deserves a structured technical review. New units may contain handover defects, while existing condos can show wear, moisture or maintenance issues that are easy to miss during a short viewing.
Bathrooms, windows and air conditioning
Check bathroom drainage, sealant, tiles and visible staining. Windows and balcony doors should operate correctly and show no obvious signs of water entry. Air-conditioning units should run without leakage, unusual noise or strong odours, and condensate pipes should discharge correctly.
Electrical, plumbing and finishes
Review the accessible electrical panel, sockets and visible wiring. Test accessible taps, sinks and drains, and look below cabinets for leakage marks. Floors, walls, doors and built-in furniture should also be checked for cracks, poor alignment, hollow tiles and incomplete workmanship.
New-build handover and common areas
For a new unit, document visible defects before final acceptance so they can be discussed with the developer. Ask about recent building repairs, water incidents and planned maintenance. A unit inspection can review relevant visible common areas, but it is not a complete survey of the entire condominium structure or all shared systems.
