New-Build Handover Inspection in Thailand: A Practical Snagging Checklist

A new property should not be assumed to be defect-free. Villas and condos can reach handover with incomplete finishes, poor adjustments, drainage problems or visible installation concerns. A structured inspection gives the buyer a documented list before final acceptance and helps make discussions with the developer more precise.

Doors, windows and finishes

Check that doors and windows open, close and lock correctly. Review paint, render, sealant, tiles, ceilings, built-in furniture and visible joints. Uneven surfaces, hollow tiles, damaged edges and inconsistent finishes should be photographed and located clearly.

Bathrooms, balconies and drainage

Water should drain toward the intended outlets without remaining on floors or crossing door thresholds. Review bathrooms, balconies, terraces, roof outlets and external drainage. In villas, pool surrounds, garden levels and driveway slopes should also be included where relevant.

Visible electrical, plumbing and air-conditioning checks

Accessible sockets, switches, lights, electrical panels, taps, drains, water heaters and air-conditioning units should be reviewed within the agreed scope. Leaks, damaged fittings, poor labelling, unusual noise or incorrect condensate discharge should be recorded for correction or specialist follow-up.

External areas, roofs and pools

For villas, inspect accessible external walls, roof or terrace areas, retaining structures, pool finishes and plant rooms. Look for cracks, incomplete waterproofing details, corrosion, loose elements and poor water management. Safe access and operating utilities are important for a useful inspection.

Create a clear defect record

Each item should be described in clear language and supported by photographs. The list should distinguish unfinished work, visible defects and items requiring further testing. After corrections, a follow-up visit may be useful to confirm which points have been addressed.
